When you invest in a trust deed, you become the
bank and we act as the property asset manager for
your investment. More specifically, you become a private money
source for our real estate investments with safe and insured returns.
While we’ve funded up to $1 million dollars
on individual property deeds, our investments typically target
first-time buyer inventory and our trust deed amounts range from
$30,000 to $350,000. With South Pointe Equities LLC acting as
your broker of choice, we save you time, money, and effort by
leveraging our professional network and reputation to bring you

security that each property is insured with fire and hazard

1. What is a trust deed investor?
A trust deed investor is a person
seeking a competitive rate of return on their investment.
Trust deed investing is the loaning of money with real estate
as collateral. Loans are secured by real property. A trust
deed investor makes a higher interest yield than would typically
be obtained by a regular bank and is secured by the borrower’s
equity in the real estate transaction.
2. How much money do I need to start?
South Pointe Equities LLC is actively
seeking private money sources with at least $10,000 to start.
3. Can I use IRA funds?
Yes. South Pointe Equities LLC actively
places funds from IRAs, Self Directed IRAs, Roth IRAs and
several other retirement accounts. Trust deed investing
is a fantastic way to diversify your retirement portfolio
and to leverage these types of accounts. However, please
contact your plan representative as all IRAs have different
rules and regulations.
4. What’s the typical property you loan on?
Our 9% trust deed investment with
a 1-5 year term focuses on single family, non-owner occupied
homes that are typically in disrepair and will be fixed
and resold to a retail buyer as well as single family, non-owner
occupied homes that have been fixed and rented by an investor.
5. What is the yield?
Annualized yield will depend on the
length and type of individual investment you choose and
the availability of a property for rollover. We can discuss
specific options with you at the time of your investment.
Some investments last for three months with our PROJECT
INVESTMENTS and some last for several years with our IRA
or TRUST DEED INVESTMENTS depending on the program you choose.
In our PROJECT INVESTMENTS program you can typically earn
around 9%-16% return depending on the scope of work needed
to rehab the property and the money then becomes available
for rollover to another property if available or you have
the option to invest in our 9% fixed trust deed program,
investors will see a 9% return annually because of the agreed
investment term on the loan at the time you invest.
6. Do you pool my money with other investors?
South Pointe Equities LLC does typically
pool funds on our short rehab projects. For our 9% trust
deed program South Pointe Equities LLC places one trustee
per investment property giving our trustee more control
over their investment.
7. Is it safe?
Every investment has risk. However,
unlike many other investment vehicles, trust deed investing
with South Pointe Equities LLC ensures you own a first trust
deed on a specific property. This means you have ultimate
control and a physical asset that can be sold or rented
out.

9. Who can invest in trust deeds?
Private individuals, corporations,
pension plans, 401Ks, custodianships, LLCs, retirement funds,
IRAs, Roth IRAs, Self-Directed IRAs, and SEP accounts. Some
retirement amounts have limits so please check with your
custodian or agent.
10. Do you require fire insurance on the property?
Yes. Not only do we require fire insurance
but we require the investor inform the insurance company
that the property is vacant. We require coverage in the
amount of the loan or replacement guarantee.
11. Will I be given a complete profile on the property?
By the time
we present the property for funding, we’ve already
had an independent appraisal done on the property. We’ll
send to you a copy of that appraisal along with the address
for you to view the property.

transaction is any improper use of your traditional IRA account
or annuity by you, your beneficiary, or any disqualified person.
Disqualified persons
include your fiduciary and members of your family (spouse, ancestor,
lineal descendant, and any spouse of a lineal descendant).

are examples of prohibited transactions with a traditional IRA:

from it.
- Selling property
to it.
- Receiving unreasonable
compensation for managing it.

8. What is a 401(k)?
The 401(k) is an employer-sponsored retirement
plan under section 401(k) of the Internal Revenue Code. A 401(k)
plan allows a worker to save for retirement while deferring income
taxes on the saved money and earnings until withdrawal.
9. What is a self-directed 401(k)?
A self-directed 401(k) is technically no
different than any other 401(k) or IRA. It's unique because of
the available investment options. Most custodians only allow approved
stocks, bonds, mutual funds and CDs. A truly self directed IRA/401(k)
custodian, such as Equity Trust, allows those types of investments
PLUS real estate, notes, private placements, tax lien certificates
and much more.
